All streets in this dataset feed Bettie Weaver Elementary (A-, Niche; 7/10 GreatSchools). But at middle school, the catchment splits. The northern and western portions feed into Robious Middle and then James River High. The southern and eastern portions feed into Midlothian Middle and then Midlothian High. The schools are comparable at middle level but diverge meaningfully at high school.

School zone premium finding

There is no meaningful price premium between the two feeder paths in the transaction data. Path A (Robious MS → James River HS) and Path B (Midlothian MS → Midlothian HS) trade within $1/sqft of each other: $225 vs. $226 median. Median sale prices differ by just $11K ($850K vs. $839K).
