Salisbury by Street:
Where the Premium Lives
The two feeder paths
All streets in this dataset feed Bettie Weaver Elementary (A-, Niche; 7/10 GreatSchools). But at middle school, the catchment splits. The northern and western portions feed into Robious Middle and then James River High. The southern and eastern portions feed into Midlothian Middle and then Midlothian High. The schools are comparable at middle level but diverge meaningfully at high school.
There is no meaningful price premium between the two feeder paths in the transaction data. Path A (Robious MS → James River HS) and Path B (Midlothian MS → Midlothian HS) trade within $1/sqft of each other: $225 vs. $226 median. Median sale prices differ by just $11K ($850K vs. $839K).
This is notable because Midlothian High School rates significantly higher (GreatSchools 9/10, Niche A, 96% graduation, IB program) than James River High (GreatSchools 6/10, Niche A-, 92% graduation). The expected school-quality premium simply doesn't appear — likely because Bettie Weaver Elementary is the primary draw. Families buy into Salisbury for the elementary school and the neighborhood itself; the middle/high split appears secondary to the purchase decision.
Zone assignments are approximate, based on street-level coordinates cross-referenced with Chesterfield County's published attendance boundary maps. Some boundary-adjacent streets may be misassigned. Confirm specific addresses with the district.
Street tiers
Streets are tiered by median $/sqft. This is a better discriminator than raw price because it normalizes for house size — a $1.2M sale at $215/sqft is fundamentally different from a $900K sale at $290/sqft. Zone tags: R = Robious MS → James River HS, M = Midlothian MS → Midlothian HS. The ⚠ flag marks streets with a single sale — treat those as indicative, not definitive.

Michaux Valley (Way + Cir) is the catchment's benchmark for new/newer construction pricing. Mount Hill Dr and Radstock Rd reach Tier 1 on smaller, likely updated homes — high $/sqft at moderate price points. The Stonegate cluster ($286–$301/sqft) represents established luxury on larger lots.

Tier 2 is the "established Salisbury premium" — mature streets with brick colonials on acre-ish lots, typically updated interiors. Oakengate Ln (8 sales) and E Brigstock Rd (4 sales) are the most reliable comps in this tier.

This is the market's center of gravity. Founders Bridge Rd (8 sales, $232/sqft) is the single most reliable bellwether street in the catchment. The tier includes both modest-price homes on Banstead Rd ($645K) and large-lot estates on Aylesford Dr ($1.49M) — $/sqft normalizes them into the same band.

Royal Crest Dr and Queens Grant Dr deliver large homes (4,700–5,200 sqft) at relatively efficient $/sqft; Winterfield Rd and Salisbury Rd offer the lowest entry prices in the catchment at $640K.

Tier 5 is not necessarily "cheap" — median prices run $700K–$920K. These are mostly large, older homes where the structure hasn't kept pace with the lot and location. Ducatus Dr, Whitecastle Dr, and Latham Pl include known distressed or non-arm's-length transactions that pull the averages down. This tier represents the renovation opportunity zone — buy at sub-$200/sqft, invest in updates, and potentially move the home into Tier 3 or higher.
Key takeaways
The difference between Tier 1 ($300/sqft) and Tier 5 ($172/sqft) on the same elementary school catchment is 74%. The difference between the two middle/high school feeder paths is 0.4%. Street selection within Salisbury matters far more than which side of the middle school boundary you land on.
Midlothian High (Niche A, GreatSchools 9/10, 96% grad, IB program) objectively outranks James River High (Niche A-, GreatSchools 6/10, 92% grad) by most measures. Yet Path B homes trade at $226/sqft vs. Path A's $225/sqft — essentially identical. The Salisbury / Bettie Weaver brand appears to equalize the downstream school differential. Buyers here are paying for the neighborhood and elementary school, not optimizing for the high school feeder.
Zone boundaries are approximate — coordinate-based, not legally verified. Some streets near the boundary (around lat 37.533) could feed either middle school depending on exact address. Always confirm with Chesterfield County Public Schools before making a purchase decision based on school assignment. Single-sale streets (⚠) should be treated as directional, not definitive — one outlier transaction can misplace an entire street.
